Coverage Form Matters

Tenant BPP policies come in two main forms:

Special form (all-risk): Covers all perils except those specifically excluded. Water damage from sprinkler leaks is covered unless the policy includes a specific exclusion (rare).

Coverage Limits and Valuation

Most policies offer replacement cost coverage for contents (new items without depreciation) and actual cash value for older equipment unless replacement cost is specifically purchased.

Business Interruption Add-On

Tenant BPP policies can include business income coverage (also called business interruption). This pays lost revenue when sprinkler damage forces temporary closure or limits operations.

Coverage requires direct physical loss to covered tenant property. Damage to the building alone (without damage to tenant contents) may not trigger business income coverage unless the policy includes "civil authority" or "ingress/egress" extensions.

Deductibles and Loss Settlement

Tenant BPP policies have separate deductibles from the landlord's building policy. Deductibles vary depending on the property type and coverage limits.

Water damage claims follow the policy deductible regardless of who caused the leak. If landlord negligence caused the damage, the tenant's insurer may pursue subrogation after paying the claim.
