Repair vs Replacement Cost Coverage

Replacement cost: Pays to repair or replace damaged property with new materials of like kind and quality, without deduction for depreciation. This is the standard coverage for buildings.
Actual cash value: Pays replacement cost minus depreciation. Less common for building coverage but sometimes used to reduce premiums on older properties.
Most policies require actual repair or replacement to receive full replacement cost settlement. Otherwise, they pay only actual cash value.
Hidden Water Damage and Ensuing Loss
When sprinkler leaks occur behind walls or above ceilings, resulting damage may not be immediately visible. Commercial property policies cover the cost to:
- Open walls, ceilings, or floors to locate the leak source
- Repair or replace the damaged pipe or component
- Restore the building elements that were opened
- Dry out concealed spaces and structural members

Tenant Improvements Coverage
Standard building coverage includes building standard improvements in all rental spaces. Above-standard tenant improvements are covered if they became the landlord's property per the lease.
If tenant improvements remain tenant property, the landlord's building policy excludes them. Tenants need their own BPP coverage with adequate tenant improvements and betterments limits.
